07Mistakes to avoid

  1. A trade list with no setting

    Fix: Hotels, apartments, schools, hospitals and plants are five different jobs under one occupation code, and the federal wage survey puts an eighteen thousand dollar gap between the hotel median and the food plant median. Name the setting and its size in the first line.

  2. Writing EPA certified with no type

    Fix: Type I, Type II, Type III and Universal are four different scopes, the credential never expires, and it is what lets you buy refrigerant at all. Employers ask by type in the posting. It is the only credential in this job with legal force, so spell it out.

  3. Filing safety training under certifications

    Fix: The safety agency says its own ten and thirty hour outreach courses are voluntary, meet no training requirement and are not certifications. The electrical safety standard everyone cites is not enforced as one either. List both as training and keep that heading for credentials that gate work.

  4. Borrowed maintenance benchmarks

    Fix: No national figure exists for first-time fix rate, mean time to repair, preventive completion or the preventive to reactive split, and the eighty twenty rule everyone quotes was originally about assets rather than work orders. Use your site's target and your number against it.

  5. Proving depth in one trade only

    Fix: The federal definition of this occupation is the skills of two or more craft occupations. A resume that reads as an HVAC resume has argued its way into a different code that pays eleven thousand more a year, and it will lose to somebody who actually holds it.

08Format and template

History first, then credentials, then skills grouped by trade, with education last. Grouping the skills by trade is the argument: this occupation is defined as the skills of two or more crafts, so a reader is counting how many you can carry. Head the resume with the setting, not just the title, because apartment work and plant work are screened by different people. This example uses Standard. 09Questions maintenance technicians ask

Do I need a license to work as a maintenance technician?

Almost certainly not for the job itself. The federal license finder returns five records nationally for this occupation, and they are a Georgia utility manager license, a Tennessee weights and measures serviceperson license, a Utah handyman license, a Texas racing commission license and an Oregon apprentice registration. None is a general requirement. What can be licensed is a specialty inside the work, usually electrical, plumbing or boiler operation, and boiler rules in particular can be set by a city rather than a state. Check the setting you are applying into, not the job title.

Which refrigerant certification should I list?

Yours, by type, with the type written out. The federal rule recognises four: Type I for small appliances, Type II for high pressure equipment, Type III for low pressure equipment, and Universal for all of it. Postings ask by type, commonly Type I and II or Universal. Two things make this the most important credential on the page. It has legal force, because only certified technicians may buy refrigerant, and it never expires, so it is one of the few lines on a maintenance resume with no recency risk. Writing certified with no type discards all of that.

Should I put a maintenance management system on my resume?

Only where the employer uses the words. In plant and warehouse postings the system is named directly and asked for by acronym, so it earns its place. In apartment postings the same work is called a work order or a service ticket and the acronym does not appear at all, which means a resume built around it is speaking a dialect the reader does not use. The federal technology list for this occupation names the category but no product, so there is no canonical answer. Match the posting, and name the actual product you used.

What numbers can I honestly put on this resume?

Your site's, against the target your site set. The only published benchmark this trade has comes from an apartment industry dataset, and it covers multifamily only: a technician averaging about one hundred and ten work orders a month, roughly two thirds closed within a day, and a callback rate around two percent. Outside apartments there is no equivalent. Nothing national exists for first-time fix rate, mean time to repair or preventive completion, so a figure without a target beside it reads as decoration. Print the target, then your number.

Does specialising into one trade pay better?

Usually yes, and that is worth knowing before you write. The May 2025 medians put this occupation at about forty-nine thousand six hundred, against roughly sixty-one thousand for heating and cooling mechanics, sixty-three thousand for electricians and sixty-four thousand for plumbers. But the money also moves with the setting, so a general technician in a hospital or a food plant already earns close to a specialist elsewhere. The strategic question is not whether to specialise but whether your next move is a trade or a building.

How do I move from apartments into a hospital or a plant?

Translate the work rather than relisting it. Apartments teach volume, speed and customer contact. A hospital reads for documentation, inspection records and work that happens around people who cannot be moved. A plant reads for uptime, mechanical systems and the cost of a stopped line. The same repair belongs in all three, described in the vocabulary the setting uses. Get the refrigerant certification first, since every setting recognises it, then add the one credential your target setting names in its own postings.
